
Property Manager

- Act as the main point of contact for landlords and tenants, building and maintaining strong professional relationships.
- Manage a portfolio of residential properties, ensuring compliance with tenancy agreements and relevant legislation.
- Coordinate and arrange property maintenance, repairs, and safety checks (e.g., gas, electric, EPCs).
- Carry out property inspections and prepare detailed inspection reports.
- Handle tenancy renewals, rent reviews, and deposit returns in line with legislation.
- Resolve tenant queries and complaints in a timely and professional manner.
- Instruct and liaise with contractors, negotiating costs and overseeing quality of works.
- Ensure all documentation is accurate and up to date, including tenancy agreements, compliance certificates, and maintenance records.
- Support the lettings and accounts teams with rent arrears, payments, and other tenancy-related matters.
- Keep up to date with changes in lettings legislation and ensure compliance across the portfolio.
- Strong communication and interpersonal skills, with the ability to manage challenging conversations.
- Excellent organisational skills and ability to prioritise a busy workload.
- Strong problem-solving skills with a proactive approach.
- Attention to detail and accuracy in record keeping.
- Ability to work independently and as part of a team.
- IT literate with knowledge of lettings/property management software
- Knowledge of lettings legislation and compliance requirements (ARLA qualification desirable).
- Proven experience in property management (minimum 1–2 years).
- ARLA / NFoPP Level 3 (desirable but not essential).
- Full UK driving licence and own vehicle (if required for inspections).
