Then join Places for London!A rare opportunity has arisen in Asset Management for a progressive and driven individual with a desire to make a difference. The Senior Building Surveyor is responsible for providing building surveying and building pathology expertise as well as delivering projects (both hands-on management of landlord works and assurance of tenant activities) across the Places for London commercial estate.Activities involve collaborating with stakeholders, consultants, and customers to prioritise and execute programmes of work, managing budgets, drawing up scopes and managing projects, ensuring delivery of schemes on time.You will work in a collaborative and solution focused environment, to deliver a good quality end-to-end service that removes risk and builds capabilities in the right place.The position sits within the Asset Management Delivery team and reports into the Senior Project Manager.Key Accountabilities
  • Act as a subject matter expert for building surveying and building pathology.
  • Scope, procure and project manage work programmes. The successful candidate must be comfortable procuring and managing remedial works - this is not a simple defect diagnosis role.
  • Undertake condition and dilapidations surveys and capture asset information, to inform current and future programmes of work and drive recoveries from tenants.
  • Supervise and lead subordinates ensuring they have targets and development plans and are working in line with corporate and service targets.
  • Respond appropriately to emergencies or urgent issues.
Knowledge:
  • Relevant HNC or Degree, or sufficient relevant building surveying / construction experience.
  • Ideally - membership or fellowship of RICS or CIOB.
  • Ideally - NEBOSH in Safety Management.
  • Associated legal aspects, financial control and procurement processes.
  • Comprehensive awareness of the regulatory and statutory compliance framework, including CDM 2015 and construction safe systems of work.
Skills
  • Self-starter with an ability to multi-task and prioritise workload, project manage works whilst managing expectations and meeting SLAs.
  • Ability to think innovatively, practically and make decisions to resolve problems quickly.
  • Ability to communicate effectively at all levels internally and externally, interpersonal and relationship building, including networking.
  • Financial acumen and ability to manage budgets and control costs.
  • Ability to lead and motivate team to achieve goals and objectives.
  • Ability to write clearly and concisely and handle long complex documents and write scopes of work.
Experience
  • Substantial experience and knowledge in minor works, building maintenance or facilities management best practice and trends.
  • Experience in the administration of a range of projects to objectively establish and achieve fundamental commercial and financial requirements and client aims.
  • Demonstrable experience of appointing external consultants, preparing the consultant's brief and monitoring progress.
  • Experience, knowledge and understanding of commercial and residential estate management.
  • Ideally - experience working in a railway, airport, shopping centre or similar environment.
