Everyone at Mitie has a voice and is treated as an equal.o Our customers' business, is our business: we are a partner, trusted for our expertise and for puttingour customers at the heart of everything we do.Job objectives and responsibilitiesSome of the key responsibilities for the role are as follows:To carry out Planned Preventative Maintenance, Reactive Repairs and site cover to buildings within region.Main duties· Ensure that routine maintenance is carried out to all building plant, equipment and systems to meetand exceed expectations and agreed service level agreements.· Respond to Building Management System alarms and effect emergency repairs as needed.· Issue and ensure appropriate controls within the Permit to Work systems.· Ensure that Evaporative Cooling Systems and domestic water systems are maintained to comply withthe requirements of the L8 standard.· Ensure that suitable spares are available to carry out maintenance of the above plant.· Ensure that comprehensive maintenance records are kept in the form of “Maximo” task sheets.· Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensuresafe working practices.· Ensure that engineering subcontractors are appropriately supervised and comply with contractualcommitments and site operating processes.· To develop a good working relationship with all members of Norland Managed Services staff and clients' staff. · Ensure the provision of a safe & healthy working environment and ensure compliance with all Company policies and procedures, as well as client site policies, procedures and working arrangements, as required. · Ensure a professional image of Mitie is presented to clients and visitors and ensure excellence in customer service is delivered and always promoted. · Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning. · Stand In for Site Engineers as requested. · Working directly with LBG People and Places regionally communicating effectively · To liaise with Suppliers and Sub-contractors, to achieve optimum efficiency.Person SpecificationEducation:· A good basic education is essential, with good written and spoken English and basic mathematical skills.· Recognised technical qualificationsTraining:· Recognised electrical / mechanical qualifications,· Knowledge of other building services an advantage.· H&S Training / AwarenessExperience: (Essential)· Working to Planned Preventative Maintenance Regimes,· Installation / maintenance of Electrical/Mechanical services,· Knowledge of lone working requirements,· Risk Assessment trained.(Desirable)· Experience of general Building Management Systems· Electrical Testing to BS7671,· Fault finding on electrical circuits,Aptitudes:· Good verbal communication skills at all levels,· Good written English skills,· Able to acquire and maintain sufficient knowledge of a buildings operation and services.· Able to work outside of main discipline.Character:· Committed to the delivery of excellent customer service.· The ability liase directly with client FM managers and action their requirements to agreed standards.· Able to work under pressure.· Able to make sound decisions when needed.· Physically fit and able to carry tools and components by hand up to 20kg.· Able to ascend / descend vertical access equipment.· Able to work at height.Health and Safety responsibilities· Always follow Group and company policies and procedures.· Report any apparent deficiencies in systems of work or equipment provided that may result in failure of servicedelivery or risk to health and safety or the environment.· Use all work equipment and personal PPE properly and in accordance with training received.· Report any issues or training needs to your Line manager and /or via your divisional incident reporting system;Information Security· Ensure compliance with Mitie's information security procedures in all activities.· Proactively identify and report security risks to your manager.· Report actual and suspected security incidents.NoteThis job description Is intended to give the post holder an appreciation of the role envisaged for this position and therange of duties undertaken.
