Pre-Construction Manager – Design Coordination & Tender Support£75,000-£95,000 per annum + car allowanceLondon - HybridA leading construction and development firm is seeking an experienced Pre-Construction Manager to oversee and coordinate the design and technical aspects of various building projects. This role involves managing both pre-tender and post-tender phases, ensuring the quality and integrity of design solutions, and supporting the delivery of cost-effective and compliant bids.Key Responsibilities:Assess tender documentation to identify project risks, compliance issues, and scope of worksConduct site inspections to inform pre-construction planningPrepare scopes and compliance trackers for surveys, investigations, and regulatory obligationsDevelop detailed design briefs for external design consultants, subcontractors, and suppliersManage and negotiate design fee proposals and monitor associated budgetsCoordinate and produce detailed tender submissions, including programming and document collationInterrogate and review design documents to ensure compliance and identify technical gaps or opportunitiesContribute to value engineering and lead evaluation of design alternatives at bid and construction stagesLiaise with procurement and delivery teams to ensure accurate understanding of the tender design basisOrganise and lead design review meetings, manage RFI processes, and track design progressEngage regularly with clients, consultants, regulatory bodies, and other third parties to ensure coordinationOversee model development (3D visualisation, BIM), ensuring alignment with technical and commercial goalsProvide technical leadership across multiple projects and maintain clear communication across all stakeholdersEnsure constructability and practical sequencing of works are factored into the design processLead documentation processes related to sustainability and compliance schemes (e.g. BREEAM, LEED, etc.)Represent the business in external design-related matters, including client meetings and briefingsContribute to internal staff development by sharing regulatory updates and design best practicesSupport the business in compiling pre-qualification material for targeted bidsCandidate Profile:Degree or diploma in Architecture, Engineering, Construction Management or similarMinimum 5 years’ experience in the commercial or mixed-use construction sector, ideally with a principal contractorStrong understanding of structural solutions, MEP integration, building finishes, and statutory approvalsDemonstrated commercial awareness, especially in value engineering and tender analysisProficient in Microsoft Office, project planning tools (MS Project/Powerproject), and design platforms (AutoCAD, Revit, etc.)Deep understanding of construction legislation, compliance pathways, and approval timelinesStrong interpersonal, analytical, negotiation, and decision-making abilitiesAble to communicate effectively with clients, consultants, and team members at all levelsAdaptable, professional, and highly organised, with a proactive and solution-oriented mindsetSalary & Benefits:Competitive salary in the range of £75,000 – £95,000, dependent on experience and qualificationsAnnual performance-related bonusCar allowance or travel expenses packagePrivate healthcare and wellness supportPension contributionsFlexible / hybrid working arrangementsOpportunities for continued professional development and support with chartership (e.g. RICS, CIOB)Dynamic and collaborative working environment, with a strong pipeline of projects across London and the South EastThis position offers an exciting opportunity to play a key role in the early-stage success of high-profile construction projects within a dynamic and collaborative environment.Apply within to be considered for this opportunity.
