Would you like to join a forward-thinking property investment and management company that is entering an exciting phase of growth?My client is currently managing 1800 units across their market leading offices and as part of their expansion, are launching a new office in Birmingham city centre which already has an existing portfolio for you to step into and deals with top end city centre developments, managing and advising high net worth international investors on their portfolio and future acquisitions.This is a unique opportunity for someone who is primly placed in the Birmingham property market and can demonstrate excellent market knowledge to the growing investor portfolio.You will either be working as a Senior Lettings Consultant or Assistant Lettings Manager and be looking for your first step into Lettings Management or you will be an existing Lettings Manager, managing a small team looking to be part of something bigger!If you are a self motivated lettings professional, ready to lead from the front, build business and ultimately build a lettings team around you then this is for you! You will be trusted to bring my clients exemplary service to a new location,whilst being thoroughly supported by their experienced London team.Lettings Manager - Benefits
  • £25k – £30k basic
  • £40-45k OTE with a 3 month guarantee and a bespoke built commission structure to ensure retained OTE at 40-45k.
  • Monday to Friday only
  • 25 days annual leave, rising by 1 day per annum for each years complete service, plus bank holiday

Lettings Manager - Duties
  • Appraise properties for rental advising on investment returns and marketing strategy across a network of global investors.
  • Communicating with, always updating and advising clients with their best interests in mind
  • Deliver exceptional customer service to investors, tenants, and buyers.
  • Collaborate remotely with both the tenancy and sales progression teams.
  • Negotiating offers between landlords and applicants
  • Negotiating price adjustments with landlords
  • Client onboarding and management takeover responsibility
  • Pre-marketing property inspections
  • Respond to prospective tenant leads and enquiries in a prompt and professional manner
  • Qualify applicants, understanding their requirements and matching them with suitable available properties
  • Registering applicants on the CRM and maintaining a tenant database in line with SOP
  • Scheduling viewings
  • Conducting lettings viewings and extracting rental offers on the best possible terms for our clients
  • Work collaboratively with wider teams
  • Consistently deliver KPI results in line with the company goals and objectives
  • Responsibility for the smooth operations of the team.
Lettings Manager - Experience Needed
  • Previous experience as a Senior Lettings Negotiator or above
  • ARLA qualified or equivalent ideally
  • Knowledge of the Birmingham city centre development market
  • You will be a strong communicator with excellent inter-personal skills able to liaise, advise and interact with high net worth investors
  • Negotiation skills are key and you will be well-spoken and well-presented
  • Proven track record in driving business forward, managing risk, regulation, and generating new business
  • Able to motivate, manage, and lead by example
