- Sourcing opportunities through your network, estate agents, property portals, auctions and direct approaches.
- Negotiating acquisitions at attractive discounts.
- Coordinating and managing refurbishments - from light redecoration to new kitchens/bathrooms - using your own trade contacts or building a reliable team.
- Appointing and managing surveyors for lease extensions and negotiating terms effectively.
- Liaising with local agents to establish post-refurb market values and rental levels before acquisition.
- Maintaining a clear and organised acquisitions pipeline (properties under review, offers made, in legals, refurbished, let, etc.).
- Reporting regularly to senior management on progress and pipeline.
- Strong negotiation and communication skills.
- Property experience, ideally including acquisitions, refurbishments, and lease extensions.
- Organised and methodical, able to manage multiple deals simultaneously.
- IT literate and confident in using property platforms.
- Ability to build and manage relationships with estate agents, contractors, and surveyors.
- Full driving licence (company car provided).
- Willingness to travel extensively across the South East.
