RLR is searching for an Operations / Property Manager to oversee our client’s operational Build to Rent portfolio to ensure the best possible experience to residents and compliance standards across the developments.We are searching for somebody with strong people management skills, who is highly organised, and able to structure, communicate and implement robust processes, procedures and systems.Role : Operations / Property ManagerSalary : Up to £55,000 + BonusLocation : Central London (Officed based)Key Responsibilities:Operations: proactively and reactively address challenges and opportunities on site to drive operational continuity
  • Lead on compliance with new and existing legislation, including the Building Safety Act, Renter’s Rights Bill
People: train and support a best-in-class team across all BTR schemes
  • Support General Managers to exceed their KPIs, and develop themselves and their teams
Financial performance: review P&Ls for each BTR scheme to maximise Net Operating Income
  • Identify risks and opportunities, and propose and implement initiatives to achieve maximum NOI from them
Project Management: lead onboarding and Capex works for the acquisition of operational schemes
  • Lead large-scale Capex projects from business case to completion, including refurbishment, H&S remedials
Customer Service: take responsibility for delivering consistently great resident experience
  • Write, edit, and implement Standard Operating Procedures (SOPs), and measure adherence to them
Other:
  • Actively participate in BTR industry networks and working groups to stay in touch with trends and best practice
Your Skills & Experience:
  • Highly organised, logical, and process-driven with ability to prioritise in fast-paced, multi-stakeholder situations
  • Passionate about delivering great customer service, with a relentless drive to improve standards and scores
  • Strong numerical skills to quickly interpret, analyse and act upon detailed operational and financial data
  • Residential on-site experience, ideally BTR, with an understanding of the day-to-day job of on-site teams
  • Flexible and adaptable, and able to deal with the fast-paced and 24/7 nature of a fast-growing BTR business
  • Technologically savvy, able to understand, operate, and modify systems such as Yardi to improve efficiency
