You will likeLeading QS/Surveying from Hemel Hempstead HQ with potential to take over this award-winning building solutions company specialising in damp proofing, energy efficiency, and building renovations.The Company is well established and has a strong brand and reputation, including a recently patented, award-winning innovation to prevent dampness in buildings (old and new).You will likeThe Quantity Surveyor - Building Chartered Defects job role itself, which is a unique opportunity to take over the lead senior role for surveying and future development from the existing owner/ Director, looking to retire. More specifically:
  • Review and interpret tender documentation, preparing accurate bill of quantities and cost plans.
  • Undertake quantity take-offs and assist in pricing substructure and superstructure packages, including M&E elements.
  • Negotiate and award subcontracts in accordance with project procurement plans.
  • Liaise with external consultants and design teams to clarify technical queries and support bid accuracy.
  • Compile and issue contractual letters to clients and subcontractors.
  • Prepare interim valuations, applications for payment, and variation submissions.
  • Carry out site measurement and manage subcontractor valuations and accounts.
  • Negotiate and agree final accounts with both clients and supply chain partners.
  • Monitor cost performance and identify value engineering opportunities.
  • Contribute to contract risk management and commercial reporting.
You will haveTo be successful as Quantity Surveyor - Building Chartered Defects, we are looking for an experienced, quantity surveyor with a healthy mix of the following:
  • Degree calibre in Quantity Surveying or Construction Management.
  • RICS accreditation (preferred but not essential).
  • Good understanding of JCT and other standard forms of contract.
  • Proficient in SMM7 and standard methods of measurement.
  • High level of personal motivation and commercial awareness.
  • Excellent communication and negotiation skills.
  • Comfortable managing multiple projects in a fast-moving SME environment.
Preferred experience/knowledge.
  • 10 years past qualification experience. - RICS-CIOB-SAVA-CICES-AssocRICS
  • Valuing/pricing defects and repairs
  • In depth knowledge of moisture/defects in older/listed buildings.
  • Retrofit/insulation methods and techniques.
  • Be willing to contribute with professional training and development.
  • Be currently holding a senior role/responsibilities.
  • Demonstrate depth of IT & AI knowledge, within the construction sector.
